Hello Everyone –

I wanted to take a moment and share a holiday story with you, made possible with the support of Eric Trailer and his team at Absolute Mortgage Banking.

The story goes like this….

I met my clients at an open house on November 12 of this year. The following week, we were presenting, in a multiple offer situation, and won the offer! With much excitement and glee, we were in escrow and seemingly proceeding down the path of a smooth and easy transaction. When, late one night, I received a call only to learn that my clients were presented with a loan condition that would make closing escrow on their new home very unlikely, by the scheduled close of escrow date. I told my clients about Eric and Absolute Mortgage Banking. Explaining that Eric and his team are experienced, local lenders, with a deep understanding of our market who could respond quickly to their needs. They were hopeful.

The next day was November 30 – I contacted Eric and explained my client’s situation. With confidence, he said; sure, of course, he was happy to help.
Later that same day he was in touch with my clients; with E-mails flying and appraisals rushing - we were back on track in the blink of an eye!

Today is December 21 – only twenty-one days after Eric was first introduced to my clients.

Hi Everyone,

My clients recently purchased a home for almost $2.4 million & required a very large loan. I recommended Eric Trailer at Absolute. It was not long before I was glad I did— his candid and thorough explanation of their financing options (at 8:00pm no less) made them feel comfortable in increasing their offer to where they needed to be to get the home. But for Eric’s involvement, I doubt that my clients would be packing this weekend.

Unfortunately, as we all know far too well, recent changes in the mortgage industry have made financing a challenge. This is even more true for very large loans. One change, effective July 1, requires some additional paperwork that my clients could not locate. While we tried to work around the requirement, we were not able to meet the closing deadline. This frustrated everyone and the sellers understandably requested a per diem.

My clients found the document request in question to be silly, a sentiment that I shared. They were also upset that they were not given more advanced notice to locate the newly-required paperwork. To alleviate my clients’ frustration, and because I have more dollars than sense, I offered to pay the per diem myself. Without even a request, Eric was able to get the necessary clearance and offered to pay the per diem for me.

Despite days of delay, and very little good news to report, Eric did an admirable job in keeping in contact with me and my clients. We never felt neglected and, in the end, the clients got the house and walked away happy.

Last month I had two closings in which my buyers used their own banks. Irrespective of the fact that both of those transactions closed on time (well, one was one day late), both sets of clients were very dissatisfied with the level of service they received from their banks. They both commented that no one they spoke with seemed to know what was going on. Eric clearly knew what was going on—it was mostly bad news, but at least he knew.

Although I wish I could report a glitch-free transaction like Ms. Barry, I am glad to know that Absolute can respond well to a bad situation. The juxtaposition of my recent experiences show that it is not just the end result that matters, but also the feeling the clients get as they journey through the modern-day underwriting abyss.

Dear KW colleagues,

I thought you might be interested in this “close call” transaction story. My clients were in escrow to buy a property where the house was in poor condition. Some would call it a teardown, but we know that is often a matter of interpretation. The buyers were getting a conforming loan, and generally one cannot get a conforming loan on a teardown.

The appraisal was ok. So far so good. The underwriter ordered an appraisal review – in this case a desk review, where someone reviews the existing appraisal without going to the property. The review came in at value, which was good, but there was a problem: The reviewer checked the “teardown” box for “highest and best use.”

Normally this would kill the deal. However we were using Absolute Mortgage, and they made an executive decision that this was a good loan and a bad review. They threw out the review, funded the loan, and the deal closed.

Most lenders could not even consider overriding an appraisal review, let alone do it based on a decision by a handful of people in Palo Alto. This illustrates an essential advantage of Absolute Mortgage being locally owned by the people we deal with. It saved my deal.

My last REO transaction was also saved and closed earlier than scheduled COE date thanks to Absolute Mortgage’s excellent team work.

Here is my story. My investor client was in escrow with the REO bank. To make the transaction easier and faster to close, my client thought, she would have an automatic advantage having a loan with the same big bank. Moving smoothly with all necessary documents and appraisal which came in higher than the sale price, we were about to release the loan contingency. To everyone’s surprise, the lender added a requirement to clear section 1 before close of escrow. Immediately, we requested the seller (bank) 1) to extend the loan contingency period and 2) to authorize buyer to clear the section 1 before COE. Both of requests were granted by the seller. My buyer was reluctant to do the section 1 clearance due to the age of the building. (Section 1 was not bad… around 4K).

In order to close the escrow safely, my client decided to seek another lender. The first mortgage firm I could think of due to the good reputation among our colleagues and close collaboration with KW was Absolute Mortgage. I contacted Eric Trailer. His team acted very promptly, professionally, and cooperatively. My client obtained the loan within 9 days and closed the escrow 5 days prior to the scheduled COE date.

My client and I cannot thank Absolute Mortgage enough. All I can do is to tell you about my experience so that you, too, someday will have a success story when you are in need of a capable lender.

I send them to Absolute Mortgage because they are good at working with busy professionals and experienced homebuyers with complex financials. Their team approach means that they are available on weekends or if someone is on vacation, which means a lot in this 24x7 business. Because they were working with Absolute, one of my clients was able to purchase a property last year before it went on the market (I helped a little bit).

Want to share with you a very positive experience i had with absolute mortgage banking.
From the get go I knew we may have an issue with a house my client decided to buy.
The house is located in a great area of Cupertino but was in a condition that could be problematic for a 20% down buyer who paid over asking, one day after it came on the market.
The team at AMB worked diligently with my client me, and Steve Greenbaum (while i was overseas) and got the appraisal done on the first try and on time.
From that point on AMB was instrumental in getting it funded before the original COE date in an amazing time of 12 business days.

While we are all thankful for Eric Trailer's participation at last weeks get-together, I am especially thankful to him and Absolute. You see, I had a transaction that was 10 days away from closing before my buyer's (large) bank realized that they could not lend on property that had recently changed hands. In this transaction, the seller had acquired the property, caused significant renovations to occur, and re-listed it for sale within 3 months.
After giving us the conditional approval, which did not make reference to the issue, the bank realized that its internal policy would not permit this sale to go forward. My buyer was disappointed, but ready to walk away.
Fortunately, I called Eric and asking if there was anything he could do. He was familiar with the issue, the internal guidelines and which banks imposed them. He reassured me that he could get us financed in less than a month & he did. It also turned out that the listing agent held Eric in high regards. This was important because he reassured the seller that if Eric said he could do something, you can take that to the bank (so to speak). Now my buyer has a new home, the seller has his cash, and I have a debt of gratitude.
